"Ondo Real Estate Managers is Prepared for Total Transformation" – Otunba Charles Alaba Alabi

Otunba Charles Alaba Alabi Olabamidele
President, REMASSOS

– Declares Total War against Unregistered Agents, As Tax Forces Set to Commence Arrests...

–  Directs All Members to Obtain New Identity Codes from Board of Internal Revenue

– Calls for Increased Government Collaboration and Support for REMASSOS' Total Sanitation

The President of the Real Estate Managers' Association of Ondo State (REMASSOS), Otunba Charles Alaba Alabi Olabamidele, affirms the organisation's readiness for a complete overhaul of real estate operations in Ondo State, warning that unregistered agents will face repercussions as various enforcement teams are poised to start apprehending fraudulent and unregistered members.

Otunba Charles Alaba issued this caution during his address at the annual Seminar 2025 themed: "Unlocking Real Estate Opportunities in the Current Economy," an event organised by the Real Estate Managers' Association of Ondo State (REMASSOS) at the Halleycute Mall and Event Center, Opp Signature Bar, Alagbaka, GRA, Akure, the capital of Ondo State, yesterday.

The association's president indicated that a fresh registration process for all members will commence shortly with the Ondo State Board of Internal Revenue, where new codes will be generated and issued, emphasising the necessity of government seal on all transaction receipts of the organisation. He urged the government to make the process automated so as to enhance efficiency in transactions, time and energy saving. This, he mentioned, would facilitate seamless transactions for members of the body.

Underscoring the significance of the new registration, he remarked: "Our registration is pivotal in advancing the association, as operational licenses will be granted to members by the government, eliminating the need to pay legal fees to lawyers for transactions. The legal expenses will now be borne by our potential clients. Membership is attainable either through education or association." He further highlighted that registered members will now benefit from government credit loans, government return payments, and various other advantages. Otunba Alabi Charles revealed that talks were ongoing with the government on the modalities for the new registration of all members of the association across the 18 local government areas of the state.

Otunba Alabi also implored the Ondo State government to establish a specialised court for real estate matters, such as land disputes, landlord-tenant conflicts, sales disputes, and others, to expedite justice delivery and alleviate the prolonged legal processes currently experienced in real estate conflicts. He deemed this a critical issue that the new government should promptly address, as many individuals are facing undue hardship at the hands of wicked families and unscrupulous entities.

He said there would now be constant training and retraining of members aimed at broadening their knowledge in the intricacies of the multi-trillion dollar real estate industry. The president of real estate managers called for a spirit of genuine love and cooperation among members, particularly in shared transactions, emphasising that providing satisfactory services to clients would result in referrals, thereby serving as a source of wealth. He strongly condemned any traces of greed among members, asserting that such behaviour would no longer be tolerated.

Regarding unregistered agents, he disclosed that a task force comprising all registered members of the Real Estate Managers' Association of Ondo State, lawyers, and the police across the 18 local government areas of the state would commence the arrest of such unethical elements tarnishing the association's reputation.

The seminar also included a lecture by the association's legal counsel, Barrister Rotimi Olorunfemi, who recommended the establishment of various committees for conflict resolution at both zonal and state levels to ensure effective operations. The seasoned legal expert also proposed the implementation of codes of conduct to further regulate REMASSOS. He suggested that the next seminar should be structured as a retreat to broaden its scope.

Also speaking at the event was Hon Bayo Ikubuwaje, who delivered a paper on: "Client Management in Real Estate."  In his words: "Client Management in Real Estate is a critical aspect of the industry that involves building and maintaining relationships with clients, understanding their needs, and providing them with exceptional service throughout the buying, selling, or leasing process." He stressed that effective client management would result in repeat business, referrals, and a strong reputation in the market.

Chief Alale, the Chairman of the Organising Committee for the Seminar, while giving a vote of thanks, expressed gratitude to the legislative and executive organs of the Ondo State government for promptly passing and signing the anti-land grabbing bill in January 2025. "We have witnessed various administrations in the state, but the current government, under the able leadership of His Excellency, Hon Lucky Aiyedatiwa, the Governor of Ondo State, has been exceptionally responsive to our needs. We are immensely thankful to them." He also extended appreciation to the invited resource persons, organising committee members, and participants who traveled from near and far to make the event a resounding success.

The seminar featured critical interactive sessions and all attendees were treated to a sumptuous meal.
